CHICAGO-While Tulsa, OK hardly ranks as one of its core markets, Trizec Properties, Inc. has shored up an office building there with a 164,900-sf lease deal, which represents a 27,000-sf expansion for Samson Investment Co. The oil and gas exploration and production company is the largest tenant at the REIT’s 450,000-sf Willams Center Tower II, a 21-year-old building that was renovated in 1998.

Occupancy at Willams Center Towers I and II, which combine for 770,000 sf, is 83.5%, according to Trizec Properties’ most recent earnings supplemental report. The buildings are the only assets the REIT owns in the Tulsa market.

Bill Daniels of Daniels Greer Properties assisted Trizec Properties’ Tom Hinds in negotiations on the 10-year deal with Joe Brandt of Brandt Commercial Properties, who represented Samson Investment Co.
