CHINO, CA- Upland-based Lewis Operating Corp. has launched The Preserve, a 5,435-acre mixed-use master-planned community, which is expected to add 30,000 residents around a regional commercial center.

The site of the new community is at the juncture of Los Angeles, Orange, San Bernardino and Riverside counties.

The new development will leave 2,987 acres of open space, with the remaining 2,448 acres of developable land to include 950-plus that Lewis will develop as the primary developer. Other builders expected to develop the remainder.

Randall W. Lewis, a principal and EVP of the development firm, says his company will develop approximately 7,000 housing units, or about 70% of the 9,779 homes planned for the site. The housing will include homes, townhomes and condominiums built by other developers on land prepared by Lewis, along with apartment complexes built by Lewis. Other elements of the development will include two kindergarten to eighth grade schools, each with a library and gymnasium to be used by students as well as residents of the community in general. Other public amenities in the community core will include a major community center, a city hall annex and more than 33 acres of new parks.

Ground has already been broken for the first phase totaling 200 acres, where grading and work on the infrastructure are now under way for about 1,500 residences, with initial move-ins anticipated for the fall of 2004. The first phase also will include the first of two 14,000-sf private clubhouses, each of which will provide a business center, a professional quality gym, a junior Olympic swimming pool, tennis courts and other features.
