NEW YORK CITY-Trizec Properties Inc. inked five separate deals totaling approximately 55,000 sf at 1065 Avenue of the Americas, the only building in the REIT’s New York portfolio with a significant amount of space currently available. Trizec’s occupancy in its New York portfolio currently stands at approximately 97%. The asking price for space in the Midtown property is between $31 and $41 per sf.

“We’re very pleased with the considerable progress we have made in repositioning 1065 Avenue of the Americas for a broad mix of customers,” says Douglas Winshall, senior vice president for Trizec’s Eastern region. “This property at one time drew mostly textile industry companies as tenants. While those companies remain as valued customers, professional service entities such as law and accounting firms are also attracted to the building’s recent physical enhancements and its superb location.”

The leases include New York accounting firm Hecht & Company renewing for 18,200 sf for three years and newcomer Platzer Swergold Karlin Levine Goldberg & Jaslow LLP, a local-based law firm, which signed a 10-year lease for 14,100 sf. Louisville Bedding Co., manufacturer of bedding materials, renewed 10,700 sf for 10 years, the law firm of Silverberg Stonehill Goldsmith renewed its 7,400 sf for three years. Another bedding manufacturer, the Carpenter Co. signed a five-year renewal for 4,900 sf. Including these five leases, since 2003 the company has executed 12 lease transactions totaling approximately 80,000 sf at the property.

Trizec’s director of leasing David Kaufman represented the company on all the transactions.

Built in 1958 and then renovated in 1993,the 34-story, 665,000 sf 1065 Avenue of the Americas is located between 40th and 41st streets, directly facing Bryant Park. Other tenants include Yahoo!, Jones Apparel Group Inc. and Rodgers & Hammerstein. Staples occupies retail space in the property.

Trizec has ownership interests in and manages a high-quality portfolio of 66 office properties totaling approximately 43 million sf concentrated in the metropolitan areas of seven major US cities. Trizec also has interests in two retail/entertainment properties.
