DENVER-Leasing and sales activity is improving along the southeast office corridor. That’s the word form the CB Richard Ellis South Denver office team of Sergio Castaneda, John Marold, Mitch Bradley and Lang Williams. They report that through third quarter 2003, the net absorption was a positive 181,000 sf.

Class A buildings, they add, continue to benefit from the activity, though at lower lease rates due to fierce competition.

The average asking Class A lease rates are at $17.35 per sf, down 17% from the end of 2002, the team describes in its latest report. So far this year, the team has completed a total of 138 assignments for 1.01 million sf.

In September, the CB Richard Ellis team completed 18 lease transactions for a total of about 64,000 sf. The largest deal was for the GSA-DISA for 9,507 sf at 5775 DTC Parkway in the Denver Tech Center.

The smallest deal was for 571 sf for Innovative Lending Solutions at 155 Inverness in the Inverness Business Park, south of the Tech Center in Arapahoe County.
