SHARON, MA-The town’s planning board wants to increase the tax base of this largely residential area and is eyeing 144 acres on South Main Street that it envisions being developed into a commercial center.

The site is located across from Shaw’s Plaza, a 10-acre shopping center that is currently the town’s largest business district. Peter O’Cain, the town’s assistant town engineer, tells GlobeSt.com that the property is comprised of a number of different lots owned by various private parties.

O’Cain explains that the planning board wants to create a new type of business zone for this site called Business D, which would allow for retail use and restaurants. He points out that this property is located right near Route 95 and is the last developable land in Sharon that is attractive for business.

The planning board has also proposed rezoning three acres near the intersection of North Main Street and Bay Road from residential to commercial use. The site abuts a commercial district called Cobb’s Corner, where the town meets neighboring Canton and Stoughton. A resident involved in the issue tells GlobeSt.com that “people are fighting it pretty strongly,” but O’Cain notes that the town has received a lot of support for the project. “Some of the people that live there want it and some don’t,” he says. Three of the eight houses in that site are currently on the market.

The rezoning proposals will be decided at a special town meeting at the beginning of December.
