LONDON-In one of the biggest deals this year in Bracknell, Berkshire, Sharp has taken a three-year lease on 10,000 sf at 1 Arlington Square at an all-inclusive rent of £24 ($39) per sf. The building, comprising 75,000 sf overall, was originally developed as an HQ office by Arlington, but is now owned and occupied by Novell, on whose behalf Lambert Smith Hampton and Vail Williams agreed terms with Sharp.

The deal represents a sizeable proportion of the 25,000 sf of surplus space on the ground and first floors of the building, which was developed to a high specification with air conditioning, raised floors and car parking. Since taken possession, Novell has also added a conference suite with an auditorium and meeting rooms.

Nick Coote of Lambert Smith Hampton said: “This is an example of how an owner occupier can provide a market driven flexible solution. Let’s face it, there have been very few deals in Bracknell this year. It is no surprise that the cocktail of offering a quality building with a flexible uncomplicated direct approach has brought one of the few positive results.”
