CHICAGO-Bollinger, Ruberry & Garvey has renewed its lease at 500 W. Madison St., expanding their space to 61,520-sf building atop Metra’s Ogilvie Transportation Center. Although terms were not disclosed, published net lease rates at the 1.34-million-sf office tower range from $20 per sf to $24 per sf.

The law firm specializing in insurance litigation received a tenant improvement package as well as capitalizing on the current office market. “We wanted to take advantage of the soft market conditions to improve our real estate situation, but were pleased with our 500 W. Madison location with access to restaurants and transportation,” says Bollinger Ruberry & Garvey partner Nick Riewer.

Studley managing director Corey Chase, senior managing director Geoffrey Kasselman, SIOR and associate Kevin Moore represented the 100-member law firm in negotiations with MB Real Estate. John Murphy handled negotiations for his company.

Also in the West Loop, Kensington Advisors has leased 8,222 sf at 100 N. Riverside Plaza while Cenflo Inc. renewed a 3,250-sf deal at 205 W. Wacker Dr. HSA Commercial assistant vice president Brad Black represented both tenants, getting help from president John Wilson in the larger deal. The John Buck Co.’s Kevin Morgan represented Lend Lease Real Estate Investments, owner of 100 N. Riverside Plaza, while Christopher Cassata and Kim Robare of CB Richard Ellis represented Koll Bren Schreiber Realty Advisors, owner of 205 W. Wacker Dr.
