PHILADELPHIA-Two diverse flex, warehouse/office properties–one here and another at Gulph Mills Industrial Park in nearby King of Prussia–go begging as area companies continue to downsize.

The owner-occupant of the one-story, 110,273-sf building at 2101 Horning Rd. northeast of Center City has just inked a lease for 35,000 sf with a print shop and is offering an additional 45,280 sf for lease. The available space consists of a 42,280-sf manufacturing or warehouse area and 3,000 sf of finished office space.

The asking rental rate is $5.50 per sf, triple net. Patrick Green, SVP of the local office of CB Richard Ellis, who negotiated the print shop lease, is marketing the remaining availability regionally and nationally. The building is on a landscaped, 10-acre site.

Meanwhile, 21,670 sf, split 50% office and 50% warehouse, on Feheley Drive in King of Prussia’s Gulph Mills Industrial Park, has opened up for sublease. It’s available on Janu. 1, and the lease runs through Sept. 30, 2005.

The asking rental rate is $8 per sf, triple net. Reid Blynn and Peter Strickler of Wayne, PA-based GVA Smith Mack are marketing the property.
