HOUSTON-The five-building Pin Oak Office Park in the Bellaire area has completed eight leases totaling10, 800-sf in two buildings here. Navisys Group’s Michael Batts, who represented the building owner along with Virgil Hydes, tells GlobeSt.com that asking rates at the park run between $17 and $18 per sf depending on the building. The property is currently 89% occupied.

Texas Children’s Pediatric Center has signed the largest lease. The clinic inked a five-year deal for 3,871-sf space at the 73,032 sf 4710 Bellaire Blvd. and expects to move in early next year. A 884-sf lease to high tech concern Genesis Business Management Systems was completed at 4747 Bellaire Blvd., a 74,200-sf building in the park. Genesis signed a four-year deal and will move in next month.

The balance of the leases were completed at 6750 West Loop South, a 200,705-sf building in the park. Action Mortgage LLC has the largest lease and has already moved into its 1,647-sf office space. Action signed a three-year deal and was represented by Julie King of Strategis Cresa of Houston in the lease negotiations. All of the other tenants represented themselves in the lease negotiations.

Also at 6750 West Loop South, insurer Hartnett & Co. will move into a five-year lease for 864 sf next December. Fernando Orona, CPA has moved into 836 sf for three-years and another CPA, Tom Holland has also moved into 469 sf for the same time period. Also moved in is Kaplan Public Relations, which signed a three-year deal for 594 sf.
