EAST WINDSOR, NJ-GHP Office Realty acquired the former Lockheed Martin property at 104 Windsor Center Dr. here for an undisclosed sum. The White Plains, NY-based commercial real estate firm purchased the fully leased, 64,000-sf office/flex building from Brandywine Realty Trust of Plymouth Meeting, PA. The company also reported it is in contract to purchase a 55,000-sf office building in Princeton in a deal that should close before the end of this year.

The deal increases GHP’s holdings in the Princeton area. “The greater Princeton area is a vibrant suburban market that is not at all dependent on New York City,” Andrew Greenspan, managing partner of GHP, notes. “In fact it stands on its own as a major center of commerce in the New York metro area.”

In April, GHP entered the Princeton market when it purchased 300 Alexander Park, a 36,800-sf office in a deal valued at $6.2 million. The three-story building is currently 96% leased and boasts a tenant roster that includes law firm Pepper & Hamilton LLP, which occupies 24,000 sf of space and Health Talk, which has a 3,760-sf office.

The tenant roster at 104 Windsor Center includes Evans East and iStat Corp., two information technology firms, and the Green Tree Learning Center.

GHP’s New Jersey portfolio also includes 218 Route 17 North in Rochelle Park, a 95,000-sf office building, 8 King Rd. in Rockleigh, a 195,000-sf property and 30 Two Bridges Rd. in Fairfield, a three-story, 97,000-sf office building. In total, GHP currently owns, manages and leases nearly two million sf of space in more than two dozen buildings from Princeton through Bergen County in New Jersey and the northern New York counties of Westchester and Rockland, east to Nassau County and Fairfield County, CT.
