HOUSTON-All Pan Ltd., a manufacturer of wood trusses, has inked a long-term lease for a 57,000-sf manufacturing facility situated on 10 acres at 322 Riley Rd. in South Houston. All Pan currently occupies a little more than 40,000 sf on five acres near the South Loop.

Joel Michael with the Houston office of NAI Partners Commercial tells GlobeSt.com. that All Pan was forced to relocate after its existing building owner sold the property to a user. He and Chris Caudill, also with NAI’s Houston office, represented the tenant in the lease negotiations.

Michael says the Riley Road facility beat out others in the submarket because it has large bays and 5,000 sf of office space. But, he adds, the primary decision-maker is the adjoining 10 acres, available as yard space.

By March, All Pan will take over the building, which is presently being vacated by a subtenant. The building owner, Superior Tube Ltd., was represented by Debbie Scott of the Commercial Group in Houston. The property’s asking rate hovers 30 cents per sf gross.
