ANNAPOLIS JUNCTION, MD-The US General Services Administration has decided to lease the entire 120,000-sf building that was just recently completed at 140 National Business Parkway, within the 175-acre National Business Park. Unnamed offices of the federal government will occupy the space, which property owner Corporate Office Property Trust developed for $19 million. As is its customary practice in occupancy negotiations, the GSA committed to a long-term lease on the space. Specific terms of the GSA’s agreement with COPT have not been disclosed, but COPT spokesman Larry Lichtenauer tells GlobeSt.com that “the market rate for space in western Anne Arundel County is in the mid $20 range.”

Located at the intersection of the Baltimore-Washington Parkway and Route 32, the National Business Park is located 16 miles outside of Washington, DC, and 12 miles outside of downtown Baltimore. The new structure at 140 National Business Parkway occupies a 13-acre parcel and is the most recently constructed building of the parks 11 buildings, all of which are owned by COPT. A twelfth is on the way and is already pre-leased to the Titan Corp, which will occupy the entire 160,000-sf facility.

Other tenants in the park include Booz Allen & Hamilton Inc. and Northrop Grumman Information Technology TASC.
