HOUSTON-A trio of leases nudges occupancy to 75% at the 74,000-sf Crossroads shopping center, with two tenants prepping for move-ins and another ramping up construction on a pad site. The leases, totaling 2,520 sf, have five-year terms.

H&R Block will move into a 1,120-sf spot and Mr. C’s Barber, 1,000 sf, at 3103 FM 1960 East in the far north submarket. Shawn Ackerman with Henry S. Miller Commercial in Houston says T-Mobile will build a 400-sf kiosk-style building on a pad site with a ground lease for five years. He and Jason Gaines, also with Henry S. Miller, brokered the leases for the Houston property owner, Shomer Ltd.

Ackerman says he’s negotiating for tenants for balance of the empty inline space. The center is anchored by a 10,526-sf Dollar General Store and 8,000-sf Cash America Pawn store. The center’s quoted rent is 80 cents per sf.
