LOS ANGELES-Law firm Piper Rudnick LLP will expand into a 27,000-sf Downtown office this summer under terms of a lease at Equity Office’s 550 S. Hope St. building. The expansion will be an all new office for the law firm, which already has a 42,000-sf office in Century City.Jeff Rosenfeld, managing partner of the local office of Piper Rudnick, tells GlobeSt.com that the new office will start with 17 lawyers, plus staff. The 17 will all be real estate attorneys, Rosenfeld says, but Piper Rudnick will add lawyers in other practice areas as well at the new office. Those who move into the office initially will include prominent L.A. real estate attorneys hired by Piper Rudnick earlier this year, as reported on GlobeSt.com.”Many of our real estate lawyers, are very involved with the Downtown redevelopment, so it works best for them to be near their clients,” Rosenfeld tells GlobeSt.com. “It also gives us greater reach in the Los Angeles market for recruiting lawyers.” Unlike other cities, Rosenfeld adds, Los Angeles has two financial centers–Downtown and the Westside–so that having offices in both places “allows us to tap into pools of talent in both places.”Piper Rudnick will occupy its space on the 23rd and 24th floors of the 550 S. Hope building, which will reach more than 90% occupancy with the addition of the law firm. Bert Dezzutti, SVP who heads Equity Office’s Southern California portfolio, describes the law firm’s expansion as part of a Downtown Los Angeles renaissance and one of the largest net gains for the Downtown office market in some time. Built in 1991, 550 S. Hope is situated next to the Central Library and gardens in the Central Business District.Piper Rudnick was represented by Mark Robbins of Transwestern Commercial Services and Bob Zelken of Jones Lang LaSalle. Equity Office was represented internally by Brendan McCracken. Terms of the lease were not disclosed. Asking rates in the building work out to about $2.40 per sf per month, gross.The Piper Rudnick expansion is the latest in a series this year for the 975-lawyer firm, which maintains offices in Baltimore, Boston, Chicago, Dallas, Edison, Las Vegas, Los Angeles, New York, Philadelphia, Reston, San Francisco, Tampa and Washington.
