ORLANDO-Three area office buildings have been judged the best in their class at the Buildings Owners and Managers Association’s annual regional competition in Jacksonville, FL. The properties will be competing for national triple-crown honors in June in Toronto. The buildings earlier won local TOBY (the Office Building of the Year) laurels.

Shooting for three victories in a row are Maitland Colonnades in the 250,000-sf to 499,999-sf category; Westwood Corporate Center in the suburban class; and ProLogis Park at Orlando Corporate Center in the industrial office park arena.

“Although the TOBY awards program has been in existence since 1985, this is only the third year BOMA Orlando has participated in the competition,” Debbie Chamberlain, senior property manager in Orlando for Denver-based ProLogis, tells GlobeSt.com. Chamberlain has chaired the TOBY committee for all three years.

The 18-year-old, 260,000-sf Maitland Colonnades is owned by Florida Office Property Co. and managed by Jones Lang LaSalle Americas Inc. Jill Dodge is the building manager. The four-story structure overlooking Lake Lucien is 75% occupied.

Toronto-based Manulife Financial owns and manages the three-building, 350,000-sf Westwood Corporate Center on a 21-acre setting adjacent to Interstate 4 and the Bee Line Expressway in southwest Orlando. Year-end occupancy of 93.2% has dropped to 83%, “with many pending deals in the works,” property manager Laura Ragans tells GlobeSt.com.

ProLogis Industrial Properties Inc. owns and manages the 100%-occupied ProLogis Park at Orlando Corporate Center which is an 81-acre submarket of the 4,000-acre Orlando Central Park in south Orlando. The park’s two buildings are Orlando Corporate Center No. 200 and Orlando Corporate Center No. 300, both built in 1999. Chamberlain is the building manger.
