PHOENIX-A 10-year tenant and a building newcomer have signed a pair of leases, with a $598,054 payout, for a combined 10,432 sf of office space in midtown Phoenix.

The WLB Group Inc., a Tucson-based civil engineer, took another 1,454 sf at 333 E. Osborn Road, where Camelback Title Agency is now making plans to join the roster in mid-July in a 2,762-sf office.

The WLB Group executed a five-year lease with a $451,807 payout in crafting a new deal for 7,670 sf in the 58,088-sf office building, owned by Phoenix-based MP Office LLLP. The 90%-leased building offers $15-per-sf rent with floor plates averaging just over 19,000 sf.

Phoenix-based Camelback Title Agency LLC’s lease is valued at $146,247 for the 38-month term. The title agency team is planning to move in by mid-July, says Pat Devine, a senior associate with Trammell Crow Co.’s Phoenix office. The deal happened more quickly than usual, he adds, with the owner agreeing to turnkey improvements prior to Camelback’s move-in. The company has been housed in a temporary space until renovations are finished. Devine and Blaine Black, also with Trammell Crow, represented MP Office LLLP in the direct deals.
