CHICAGO-Two years after winning city approval, developers of an 82-story mixed-use building at 111 W. Wacker Dr. have begun pre-sales of condominiums in Waterview Tower. Located across the street from the Chicago River, the 967-feet Waterview Tower will rank among the city’s tallest residential buildings with the John Hancock Center as well as Trump Tower Chicago.

The 236 units on the 26th through 80th floors will be priced less than Donald Trump’s redevelopment of the Chicago Sun-Times building at 401 N. Wabash Ave. Developer Ivan Dvorak is pricing the one-, two- and three-bedroom units from $446,500 to more than $2.1 million, and from $410 per sf to $677 per sf. However, the plans also include two-, three- and four-bedroom penthouses starting on the 69th floor ranging from $1.9 million to $5.8 million, or $672 per sf to $721 per sf.

Occupancy is planned for 2007. Dvorak has opened a sales center on the 35th floor of 205 N. Michigan Ave.

While Trump will replace the squat, seven-story newspaper building with his condominium and hotel property, Dvorak will begin building Waterview Tower, designed by Teng & Associates, Inc., on a parking lot beginning next spring. The site, the last vacant piece of property on West Wacker Drive, has been undeveloped for 30 years.

“The building’s slender, elegant design will be a sophisticated addition to the Chicago skyline,” says Dvorak, general manager of Waterview LLC. “Its height and exceptional location provides every home with fantastic views of Lake Michigan, the river or both.”

Parking is included on the lower floors, with deeded spaces starting at $50,500.
