DEARBORN, MI-Over the past decade, Livingston County, west of Oakland County and on the far edge of the metropolitan Detroit area, has consistently ranked first or second in population growth. And the county is gaining a fair presence of small industrial properties – enough so that Grubb & Ellis recently announced plans for a satellite office there.

So, could a sizable office market develop in, say, Howell or Brighton to follow all that population growth?

“I don’t see it,” says Mitchell Lipton, executive vice president at Freidman Real Estate Group.

Lipton made the comments during a panel discussion this week of local commercial real estate issues during RealShare Detroit, organized by Real Estate Media, parent company of GlobeSt.com.

“We are seeing a level of activity in Livingston County that we never would have thought possible 10 years ago,” Lipton says. “I don’t think we’ll ever see a significant office market out there. It is just too far from the rest of the population base.”
