HOUSTON-An Austin-based firm with ties to the oil and gas industry went from a 1,328-sf sublease to a 6,307-sf direct lease at Kirkwood Atrium II, drafting a medium-term lease to expand a sales and customer service office.

The executive team for Object Reservoir Inc. looked around the Katy Freeway submarket and then stuck with the Kirkwood Atrium for the capability to expand without moving, says Michelle Wogan of the Houston office of Transwestern Commercial Services. She represented Object Reservoir while Kim Grizzle and Mike Hackett, a team with Houston-based PM Realty Group, negotiated for the building owner, KBS Realty Advisors of Newport Beach, CA.

The 224,630-sf Kirkwood Atrium II is 78% leased. The quoted rent is $13.50 per sf.
