NAPERVILLE, IL-The hard-hit western end of the East-West Corridor office submarket got a bit healthier with two recent deals here and in neighboring Lisle. EBY-BROWN Co. has renewed a 30,220-sf deal at The Atrium, 280 Shuman Blvd., while Wildman Harrold Allen & Dixon added 3,000 sf to their lease at 2300 Cabot in Lisle to give the law firm 13,359 sf.

Equis Corp. senior vice president Kevin Duckler and vice president Joe Zona report they achieved a rate significantly below the market at The Atrium, where Prime Group Realty Trust asks $13 per sf on a net lease basis. Meanwhile, The Staubach Co. senior vice president Andrea VanGelder and managing principal Jock Howland claim a 23% savings for Wildman Harrold Allen & Dixon, a 200-attorney firm whose practice include real estate.

Cushman & Wakefield recently pegged total vacancy in the East-West submarket at 33.1%, with includes a 27.5% direct vacancy rate. While direct vacancy has dropped two percentage points since last year, sublease space has doubled in the 11.2-million-sf submarket, to 5.6%.

Fay Oomen of Prime Group Realty Trust handled negotiations for her company while Diana Riekse of Transwestern did likewise at 2300 Cabot, where published net lease rates start at $16 per sf.
