THOUSAND OAKS, CA-Transport company Power Partners has signed a $4.5 million lease at the Conejo Spectrum Business Park in the largest of three industrial transactions here and in two other L.A. County locations, according to Colliers Seeley International, NAI Capital Commercial and Lee & Associates. In the Conejo Spectrum transaction, John DeGrinis and Roger Beck of Colliers Seeley’s Encino office report that Power Partners took its 80,900 sf of industrial space in a 10-year lease at 1471 Lawrence Drive. DeGrinis and Beck represented Power Partners, which is based in Thousand Oaks. Conejo Spectrum Business Park was represented by CB Richard Ellis and Investment Development Services Inc.In the second deal, the Lewis Family Trust sold a 47,000-sf industrial building at 2645 Nevin Ave. in Los Angeles to 2645 Nevin LLC for $2.8 million. Rob Mackel of NAI Capital Commercial represented the seller, with the buyer represented by Michael Chang of Top Properties. The buyer purchased the property as an investment and plans to redevelop the building into a multi-tenant industrial building, Mackel reports. The single-story, fenced and gated industrial building with cross-dock loading is situated on 2.5 acres and is located near the intersection of Washington and Alameda and within close proximity to the 10, 110 and 5 freeways.In the third transaction, A.G. Machining Inc. signed a five-year, $1.3 million lease for 29,184 sf of industrial space at 160 W. Cochran St., in Simi Valley. Mike Tingus of Lee & Associates’ LA North/Ventura office and Randy Kobata of the firm’s Calabasas office represented the landlord, Cypress Land Co. The tenant was represented by John Ochoa of Colliers Seeley International. A.G. Machining, Inc. has outgrown its current facility in Moorpark, reports Tingus, who notes that the move will allow the company to nearly triple its available space from its previous 10,000 sf.
