CHICAGO-A non-profit company plans to begin a $51-million redevelopment of its 80-year-old senior housing building in September. James Fitch of Washington and Jane Smith Home tells GlobeSt.com construction is set to begin “the day after Labor Day” on the project on a 5.6-acre site at 2340 W. 113th Pl. in the city’s Beverly/Morgan Park community.

A three-story building along S. Western Avenue, which has room for 241 seniors in an independent living arrangement, will be replaced by two four-story buildings. One would include 144 independent living units while the other would have 168 units, 48 of them for residents with Alzheimer’s disease and memory disorders and 36 units offering assisted care.

Washington and Jane Smith Home is acquiring Morrison Home for the Aged, also on the site, as part of the development. The property is under contract.

The two buildings would be connected by a 23,000-sf commons area, which would include a main entrance off 113th Place. All but one building, a skilled nursing facility built in 1992, would be demolished in the redevelopment, which Fitch says is expected to be completed in 2007.

Fitch tells GlobeSt.com Washington and Jane Smith Home is arranging financing for the project, which will increase capacity by nearly one-third to 312 residents. The current facility is at 85% capacity.

Washington and Jane Smith Home would have parking for 146 cars, including 69 spaces in a garage.
