BALTIMORE-Two industrial structures at Fort Holabird Industrial Park–a 200-acre former military base near Dundalk Marine Terminal and I-95–have secured two new owners in recent deals totaling $8.3 million. The buildings account for about 145,000 sf of space and were both sold by Chicago-based First Industrial Realty Trust with the assistance of CB Richard Ellis, the sole brokerage firm on the deal. Located at 1801 Portal St. and offering 57,600 sf, the first industrial property sold to Maryland Screen Printers, a tenant in the building. The buyer paid $2.5 million for the 16-year-old facility, which has a current assessed value of $1.7 million.

The 86,000-sf, 18-year-old building at 1821 Portal St. commanded $5.8 million from New York-based Blakely Stern Investment Advisors LLC. Fully leased to Johns Hopkins Bayview Medical Center and Bacchus Importers Ltd., 1821 Portal has a current assessed value of $2.2 million.

“These two sales reflect investor confidence in the submarket close to the Port of Baltimore,” CBRE senior vice president Bill Pellington says. Pellington and colleague Bo Cashman were the brokers who orchestrated the transactions.
