SAN DIEGO-Construction of CityMark Development’s Fahrenheit condominium project will soon be under way, with groundbreaking expected to kick off in a couple of weeks. The developer is nearing the completion of the plan review process for the project, which is slated to rise at the southeast corner of Island and Tenth avenues in the East Village neighborhood of Downtown. The project site, which is currently owned by San Diego’s redevelopment agency, will be sold to CityMark later this month, in accordance with a disposition and development agreement between both parties.Fahrenheit’s design plans, which have been drawn up Martinez + Cutri and Studio E Design, call for a seven-story building that will house 77 for-sale lofts, including ground-floor shopkeeper units. These condominiums will range in size from 630 sf to 2,390 sf and will feature 11-ft to 14-ft ceilings, expansive floor-to-ceiling windows, optional walls for flexible floor plans, private decks, skylights, interior washer/dryer hookups, energy-efficient air conditioning and forced-air heating. CityMark plans to use concrete construction for Fahrenheit, which will also include parking spaces. “One of the most unique elements of Fahrenheit is that it is a condominium project that wraps around a parking garage,” says Derek Danziger a spokesperson for the Centre City Development Corp., which has played an active role in reviewing Fahrenheit during its various planning stages. “The Padres built a parking structure for the new ballpark and Fahrenheit will wrap in an L shape around two sides of the parking structure and mask it,” Danziger explains to GlobeSt.com. Known as the Padres Parkade, the parking structure was completed in February 2004 and includes 1,109 spaces and 3,000 sf of retail.
