IRVINE, CA-The Premier Business Centers division of the Bascom Group has expanded by seven executive suites, adding business centers in Los Angeles and Orange counties and Dallas. The aggregate lease value of the centers is $17 million, reports Bascom, which executed six separate transactions to acquire the seven locations totaling more than 114,500 sf and 453 offices. It bought two locations from Los Angeles-based Elite Business Centers, one from Dallas-based BusinesSuites, and one from Tustin-based Irvine Ranch Executive Suites. The other three locations are being developed from scratch. Jeff Reinstein, CEO of Premier Business Centers, says part of Bascom’s strategy in the recent buys is to enable Premier’s customers in Los Angeles and Dallas to expand without going outside of Premier to find additional space. The Elite Business Centers that Premier acquired are in the Howard Hughes Center at 6601 Center Drive West in Westchester and at 400 Corporate Pointe in Culver City. Gary Weiss of Madison Partners represented Premier Business Centers in the renegotiation of both leases with the landlord.Premier was hired to manage the Irvine Ranch Executive Suite, which is located at 2522 Chambers Rd. in Tustin, after the building was acquired by Newport Beach-based Resco Co., a Shurgard affiliate, which plans to make improvements and upgrades to both the building and the suite. The fourth existing center is a BusinesSuites center at 14001 N. Dallas Parkway in the Galleria area of North Dallas. Matthew Perry-Miller of Office Finders/Laughlin Commercial Realty Group negotiated the deal on behalf of Premier, with Virginia Mulkey of Crescent Real Estate Equities representing the landlord.The all-new suites will include one in Pasadena and two in Dallas. The Pasadena location will be at 1055 E. Colorado Blvd., where Newport Beach-based Robert Rush of US Realty Group represented Premier in its lease of the property, with Nico Vilgiate of CB Richard Ellis representing the landlord. The new Dallas centers will be at 5050 Quorum in the North Dallas area and at 3030 LBJ Freeway. Perry-Miller of Office Finders/Laughlin Commercial Realty Group negotiated the deal on behalf of Premier, with Mulkey of Crescent Real Estate Equities representing the landlord. The third new location will be at 3030 LBJ Freeway in Dallas and comprises 22,064 sf with 80 offices. Perry-Miller represented Premier, with Molly McLeay of Mack-Cali and Rick Rensi of CB Richard Ellis representing the landlord.
