BURBANK, CA-Cusumano Real Estate Group will create 80,000 sf of office space and 20,000 sf of retail at Burbank Civic Plaza, a new development here that will also include an 80-space below-grade parking structure. Cusumano’s project, being designed by the local offices of Minneapolis-based KKE Architects Inc., will take shape across from the Burbank City Hall on East Olive Avenue. Mark Giles a senior design associate at KKE’s Pasadena office, says the project, which will also feature a public plaza, is expected to be finished in the first quarter of 2005. Michael Cusumano, partner with Cusumano Real Estate Group, notes that the development site has been vacant for a long time and many developers have made unsuccessful attempts to develop it. Cusumano’s firm expects to occupy 10,000 sf of office space in the building and is currently in lease negotiations with prospective tenants for the development. The project is one of a number of new assignments for the Southern California operatons of KKE, which has been selected by AO One LLC to handle the rollout of its Noodles & Co. restaurants in Southern California. The agreement includes the right to develop 56 Noodles & Co. restaurants throughout Los Angeles, Orange and San Diego counties over the next seven years. AO One is operated by Great Circle Management LLC, a Krispy Kreme area developer. Roger Glickman and Richard Reinis, principals of Great Circle Management, will operate the new noodle-based franchise company, with Glickman as CEO of AO One. KKE will assist AO One with Noodles & Co. entitlements, construction drawings and permits. Noodles & Co. already operates more than 70 company operated restaurants in Colorado, Minnesota, Wisconsin, Illinois, Utah, Texas, Michigan, Maryland and Virginia.
