CHICAGO-The trend of smaller tenants driving the Downtown office market can be seen at the landmark Rookery building, where seven tenants have signed deals totaling more than 100,000 sf. The General Services Administration accounts for nearly half that total, signing a 25,000-sf lease on behalf of the National Labor Relations Board and renewing a 20,000-sf lease for the US Justice Department’s anti-trust division.

The National Labor Relations Board moves from 200 W. Adams St. next year. Meanwhile, Interactive Brokers Group, LLC is relocating from 440 S. LaSalle St. to the 116-year-old building at 209 S. LaSalle St., after signing a 24,700-sf lease for a full floor at the Rookery, where occupancy stands at 70% after the flurry of leasing activity. Dan Arends of Colliers Bennett & Kahnweiler handled negotiations for the broker-dealer. From the north, Tabet DiVito & Rothstein is leaving 180 N. LaSalle St. in favor of 17,600 sf at the Rookery. Peter Block of Cushman & Wakefield represented the law firm. Building owner ING Clarion Realty Services was represented in-house on all deals by vice president Eric Myers.

Tabet DiVito & Rothstein is not the only law firm moving to the 283,000-sf Rookery. Bellows & Bellows PC moves from 79 W. Monroe St. to 7,000 sf, the same size of East Alton, IL-based Simmons Cooper’s deal.

Meanwhile, US Bank will open a 1,700-sf branch near the LaSalle Street entrance. Andy Davidson and Jay Beadle of MB Real Estate represented US Bank.
