OAKLAND, CA-Shorenstein Co.’s City Center portfolio here has attracted a growing law firm from Berkeley and held onto an expanding reinsurance firm.Beyer Weaver and Thomas LLP signed a seven-year lease for 11,670-sf on the second floor of 500 12th St., better known as City Square. The intellectual property law firm will relocate from 7,500 sf in Downtown Berkeley in December.In the other deal, Everest Reinsurance Co. renewed and expanded its commitment at 1111 Broadway. The company will relocate in November from 4,568 sf on the 14th floor to 11,191 sf on the 20th floor. The lease term is seven years.Aileen Dolby of Colliers International in Oakland handled the lease transaction for Beyer Weaver and Thomas, LLP while Tim Kazul of CBRE in San Francisco represented Everest Reinvestment Co. John Dolby acted on behalf of Shorenstein Realty in both transactions.Dolby tells GlobeSt.com that the law firm is taking a piece of the floor previously occupied by URS Engineering, which moved out about one year ago. The reinsurance firm is taking space recently given back by the building’s largest tenant, APL, one of the largest logistics and container transportation companies in the world. Dolby declined to get specific on the negotiated lease rates on the transactions. The asking lease rate for 500 12th is $28 per sf per year. The asking rate for 1111 Broadway is $30 per sf per year.The overall City Center portfolio includes more than three million sf of space located directly above the 12th Street BART station. Average occupancy in the City Center portfolio is 97%, compared to a citywide average vacancy of closer to 14%. The biggest current vacancy in the portfolio is 500 12th, which had about 50,000 sf available prior to this most recent lease.
