WHITE PLAINS-Howard Properties Ltd. has brokered a significant sublease transaction for Park Avenue Health Care Management LLC at 3 Barker Ave. in Downtown. The medical services firm signed a long-term sublease for the entire fourth floor at the property, which totals 12,263 sf, with Trigen Energy Corp.

Howard E. Greenberg, president of Howard Properties, Ltd. of White Plains was the exclusive tenant representative for Park Avenue Health Care Management. Ivan Abry of Mack-Cali Realty Corp. represented Trigen Energy Corp. The six-story 3 Barker Ave. property is owned by Mack-Cali Realty Corp. and totals approximately 65,300 sf.

Park Avenue Health Care Management relocated its company’s headquarters from the nearby Gateway Building (One North Lexington Ave.) also located Downtown, Greenberg notes.

Brad Markowitz, president of Park Avenue Health Care Management, says the deal at 3 Barker Ave. was just too good to pass up. He adds that another key to the transaction was keeping its operations in the city. The firm’s new offices are located near the White Plains railroad station as well as major highways.

“This transaction is an example of how a tenant in today’s marketplace can benefit from one of the few remaining long-term sublease opportunities available in Westchester County,” Greenberg explains. “Park Avenue was able to secure a space that was recently built out to a high-level of finish, and fully furnished. It was truly a ‘plug and play’ scenario. All they had to do was move in the files and the computers.”

Park Avenue Health Care Management and its affiliates provide medical services at skilled nursing facilities and acute care facilities throughout the state. The company has 200 employees. Its headquarters office at 3 Barker Ave. has 37 employees. The firm was founded in New York City 20 years ago and moved to Westchester County in 1994.
