NEWPORT BEACH, CA-The Urban Street Partners development group has acquired a 14,415-sf office property at 20241 Birch St. as its new main office, where the company will occupy a portion and lease the rest in a combination owner-user and investment deal. The buyer was represented by Brian Pezzolla of the Irvine office of Voit Commercial Brokerage, with seller TKB Building LLC represented by Gil Marrero, also of Voit’s Irvine office.Pezzolla reports that Urban Street will occupy 3,000 sf to 4,000 sf of the building’s top floor and plans to rent the remaining space to a number of tenants. The transaction was one of a group of office deals in Newport Beach and Santa Ana, including the sale of three buildings at Brookhollow Office Park in Santa Ana totaling $7.1 million.Rob Socci of Voit’s Anaheim Metro office, which is the listing agent for Birtcher Anderson Properties in the sales of the Brookhollow buildings, reports that the recent sales included the acquisition of an 18,562-sf building at 1504 Brookhollow for $2.9 million, with Socci, Louis Tomaselli and Mitch Zehner representing the seller and Jim Vames of Voit’s Anaheim Metro office representing the buyer.In a second transaction, Brookhollow Office Park Association acquired a 19,364-sf building at 1506 Brookhollow Drive for $2.4 million, with plans to occupy 6,000 sf of the space and lease the remaining 13,364 sf. Socci, Tomaselli and Zehner represented the buyer and the seller.In the third transaction, Spectrum Dental Laboratories acquired an11,361-sf building at 1524 Brookhollow Drive for $1.8 million and plans to expand its business by opening an additional dental practice at the property. Socci, Tomaselli and Zehner represented the seller, with John Collins of Voit representing the buyer.
