SLEEPY HOLLOW, NY-Ground was broken for Ginsburg Development’s Ichabod’s Landing project here that will be built on property adjacent to the former General Motors assembly plant site. Martin Ginsburg, principal, Ginsburg Development LLC of Hawthorne, said the community will feature 44 luxury townhomes and 2,600 sf of specialty retail and will be worth approximately $45 million when fully built and sold out.

“What we are trying to do is restore the vision of what the Hudson River once was,” Ginsburg said at the groundbreaking ceremony. The project site spans some 3.4 acres and is located on River St. and Beekman Ave. next to the former General Motors property on the Hudson River shoreline.

Sleepy Hollow mayor Philip Zegarelli said that despite some tough negotiations, the Ichabod’s Landing project “is really the beginning, the initial phase of what will be the future of the village.” Ginsburg’s original plan three years ago called for 60 townhomes, but was later reduced to 44 units prior to the project’s approval.

Two and three-bedroom townhomes at the development will range in price from $700,000 to $2 million. Initial occupancy is scheduled for March 2005 and the project is expected to be completed a year later. Ginsburg and Zegarelli noted that the Ichabod’s Landing project will include an esplanade and a one-acre park that will allow the public direct access to the river.

The shoreline in Sleepy Hollow and neighboring Tarrytown is the focal point of some major development proposals. At the General Motors property, the automaker and joint venture partner Roseland Properties have proposed the massive mixed-use Lighthouse Landing development that is now in the local approval process. That project calls for the development of more than 1,500 residential units, retail and office space as well as a hotel and conference center. In Tarrytown, a mixed use called Ferry Landings is also in the offing.
