BRENTWOOD, CA-Film producer Neal Moritz has paid $615 per sf for a 6,500-sf office building and plans to spend $500,000 on capital improvements before occupying it, Madison Partners reports.

Bob Safai and Andrew Jennison of Madison Partners, who arranged the sale, say the $4 million price for the property at 11462-11466 San Vicente Blvd. is one of the highest ever paid per sf for a non-income producing office building on the Westside. They describe it as a “jewel box” building that was bought by Moritz, who plans to occupy the building after completing the capital improvements. Safai and Jennison represented the seller, Kambiz Hekmat, with the buyer represented by Brad Gross of Equis Corp.

Moritz is a producer of movies and television programs whose movie credits include Sweet Home Alabama, the HBO movie The Rat Pack, 2 Fast 2 Furious and S.W.A.T., the latter based on the TV series of the 1970s.
