UNIVERSAL CITY, CA-CA-The Universal Music Group unit of Vivendi Universal has signed for 200,000 sf of space in an expansion and renewal at 10 Universal City Plaza, a 772,000-sf project owned by a joint venture of the Washington, D.C.-based CarrAmerica Realty Corp. REIT and Boston’s Beacon Capital Partners LLC.Universal Music Group has been in the 35-story tower as one of a number of Vivendi units in the project, which Vivendi formerly owned. Andy Fishburn, locally based SVP of leasing for Carr America, says that accommodating Universal Music Group’s desire to expand has been a priority for CarrAmerica at 10 Universal City Plaza, which is visible from and adjacent to the Hollywood Freeway near the Ventura Freeway. The office building is close to Sheraton and Hilton hotels as well as the Universal CityWalk retail and entertainment development.The CarrAmerica-Beacon joint venture bought the 10 Universal property last year from France’s Vivendi Universal for $190 million as the French firm divested a number of real estate assets. The 10 Universal City building was built in 1984 and is directly across the street from the Universal City Metro Rail Station, which includes connections to Downtown Los Angeles and many parts of Los Angeles County. The 10 Universal building is part of a CarrAmerica portfolio of office buildings in 12 markets throughout the United States where the REIT and its affiliates own interests in 293 office properties. Beacon Capital Partners LLC maintains a regional office in Los Angeles and is a property owner, operator, and developer of office and mixed-use projects across the US.
