SAN BERNARDINO, CA-Rancon Realty Funds IV and VI has joined a growing list of developers adding office space in the Inland Empire, with plans for more than 304,000 sf of class A buildings at a 7.8-acre parcel that is part of the 153-acre Tri-City Corporate Centre along the I-10 Freeway. The four new office developments will be called Vanderbilt Plaza, Brier Corporate Center I, Three Carnegie Plaza and Inland Regional Phase II.According to Daniel Stephenson, general partner of Rancon Realty Funds IV and VI, the 99,000-sf, three-story Brier Plaza on East Hospitality Lane east of Carnegie Drive has already been purchased by ITT Educational Services. Vanderbilt Plaza will comprise 119,035 sf at 451 E. Vanderbilt Way, Three Carnegie Plaza will be an 86,200-sf, two-story building at 735 E. Carnegie Dr., and Inland Regional Phase II is a project of just under 1.6 acres that is being offered for sale or as a build to suit. The new developments will become part of a Tri-City Corporate Centre campus that includes one million sf of mixed-use office space along with on-site security, an on-site fire station and a private heliport. The Centre is home to 120 businesses, including Bally’s, Circuit City, Office Depot, Home Depot, TGI Friday’s and Outback Steakhouse. Listing agents for the development are Phil Woodford and Michael O’Brien of CB Richard Ellis.The Rancon developments join a growing list of new office projects under way in the Inland Empire, where the office market has been out-performing the rest of Southern California and many of the country’s office markets in terms of occupancy and absorption rates. The strong performance, along with projections for continued demand for office space, have prompted a number of developers to begin both speculative and build to suit projects. Just this week, GlobeSt.com reported that Orange County-based Armstrong-Butcher has broken ground on a 350,000-sf project in Ontario and Riverside Commercial Investors plans 350,000 sf in Riverside in a development due to break ground in April.
