WEATHERFORD, TX-With another two buildings ready to go vertical, a 504,431-sf regional shopping center has reached 56% preleasing as brokers court a pipeline filled with more deals. The plan is to turn keys for tenant finish-out in first quarter 2005.

“This is the largest in town and it’s right at ‘Main and Main,’” says Scott Rose with Dallas-based Weitzman Group. “It’s a one-stop shop for Weatherford.”

The 65-acre Weatherford Marketplace is rising at the southeast corner of Interstate 20 and South Main Street in Parker County’s county seat. Rose tells GlobeSt.com that the closest shopping with the caliber of retailers in the Dallas-based Strode Property Co. project is a minimum 30-mile drive to Fort Worth.

Strode is building a pair of OMNI buildings, totaling 50,000 sf, to go along with acreage sold to Target, Lowe’s and Kohls. Rose, teaming with Weitzman’s Michelle Caplan for the leasing campaign, says there are three one-acre pad sites left to sell, which are being courted to restaurants and banks. In-line retail space, running $20 per sf to $23 per sf, has snagged commitments from Ross Dress for Less, PetsMart, Office Depot and Rack Room Shoes. In addition, there are five chain restaurants underway on Weatherford Marketplace out-parcels.
