FAIRFIELD, CT-Construction has begun on the Stone Ridge at Fairfield luxury condominium development, a $55-million venture being built here at 1201 Kings Highway. The project, being developed by Stoneridge Partners, is located a short distance from the massive $300-million Fairfield Metro Center development proposal.

Stone Ridge at Fairfield will feature 70 luxury single-floor homes with 19 distinct layouts. The development will offer one-, two- and three-bedroom units. The community, designed by Rose, Tiso & Co. LLC of Connecticut, is a “modern interpretation of a brownstone village” with a brick-stone-clad exterior and “classic detailing,” company officials say.

The project, the first for the Stoneridge Partners firm, is being built on a parcel of a little more than three acres. Prices of the units will range from $550,000 to $950,000. Completion of the project has been scheduled for spring of next year.

Amenities and services planned at Stone Ridge at Fairfield include site concierge/manager, porter/handyman, underground garage, private storage rooms, car wash area and community bike storage as well as the Ridge Club, a 3,000-sf facility that will offer residents a host of health-related and business services.

The development will also feature an urban-village setting complete with a central motor court, old-world lamp posts, paved walkways, trees and gardens. Stone Ridge at Fairfield will also have an electronically controlled main gate.

Stoneridge is headed by former New York City real estate executives Robert S. Skolnick and David Small and is looking to develop a diversified portfolio of commercial and residential properties in the area, company officials say. Skolnick is a former executive with Jack Parker Corp., who helped develop the Knickerbocker Condominium and the Biltmore in Manhattan. Small is a former broker with Williams Real Estate Co. in New York City who in the 1990s established Emory Roth Realty and Construction in New York City.
