CHINO HILLS, CA-Developer Opus West Corp. plans to build 115,000 sf of office condominiums for sale and 19,000 sf of retail space in a project called Pine Corporate Center that is due to begin construction in March and to be completed in October 2005. Opus West will develop the project on a 12-acre site at Pine Avenue and the 71 Expressway that the company acquired from Richland Communities. The development will extend to the southeast corner of Butterfield Ranch Road and Pine Avenue.The Pine Corporate Center will consist of 15 one- and two-story buildings ranging from 3,650 sf to 15,000 sf and available for sale to users. The first phase of the project will consist of 10 buildings totaling 87,000 sf, with the second phase to include five buildings totaling 28,000 sf. The retail center will be located on 2.5 acres at the southwest corner of Butterfield Ranch and Pine Avenue. It will include 14,000 sf of in-line shop space with potential for fast food and additional pad use on the corner.Taylor Ing of CB Richard Ellis will handle the sales and leasing for the office portion of the site and Jeff Stanley of Lee & Associates will handle leasing and marketing for the corner retail space.Matt Landers, manager of development for Opus West, notes that in addition to Pine Corporate Center the company is also developing the Shoppes at Chino Hills, a 400,000-sf regional open-air center at Peyton and Grand. The project is scheduled to break ground in late 2005 and will be completed by late 2006.The new Opus West development joins a growing list of office projects under way or planned in Chino Hills, Chino and other parts of the Inland Empire. Others reported recently on GlobeSt.com include a 150,000-sf, four-building campus that developer Chino Hills Business Park LP has started in Chino Hills at the northeast corner of the 71 freeway and Central Avenue, with the buildings slated to be available for occupancy in the third quarter of 2005.
