WASHINGTON, DC-Development of 1101 New York Ave. has begun, making way for the planned 393,000-sf office building to sit on a site formerly home to a parking lot and uniform store. A commitment to about 140,000 sf of space by accounting firm Ernst & Young this summer–a deal orchestrated by Cushman & Wakefield on tlhe firm’s behalf–prompted developer Louis Dreyfus Property Group to get the ball rolling on construction of the class A property. The development cost, as noted in Downtown DC Business Improvement District’s Second Quarter 2004 report, will be approximately $160 million.

Situated on a corner parcel at 12th and I streets near the old convention center in the East End area, a part of the city that is in the midst of a renaissance, 1101 New York Ave. is being constructed under the direction of Centex Construction Group. The Kevin Roche John Dinkeloo and Associates-designed building’s upscale office space will be supplemented with 5,000 sf of ground-level retail space. The building will feature a fitness center, as well as such premiere amenities as a rooftop terrace. Ernst & Young will relocate from its current District digs at 1225 Connecticut Ave. and make its headquarters in the building, having signed a 10-year lease with Trip Howell of real estate services firm Spaulding & Slye Colliers, the exclusive leasing agent for the 12-story property.

In addition to its trophy property attributes, 1101 New York Avenue will stand out for other reasons. “This project is going to set a new standard in Washington,” Louis Dreyfus Property Group Robert H. Braunohler says. “Our architect and engineers have developed an energy-efficient glass building that will qualify for LEED certification.” Work is expected to reach completion in mid-2007.
