HOUSTON-In a move designed to upgrade its image and improve its visibility in the market, a local tradeshow exhibit manufacturer has contracted with locally based Clay Development & Construction Inc. to build its national headquarters facility.

Clay Development is building a 56,000-sf office and showroom facility for Nomadic Display, which is in the midst of changing its name to 20-20 Exhibits Inc. The facility will be located on a five-acre site at 10550 S. Sam Houston Parkway West that was purchased from locally based IntraAtlantic Investments about 30 days ago. Land along Beltway 8 sells for $4 per sf to $10 per sf.

“This is an example of a company that is rolling out of a lease and wanted to own their own building,” says Chris Caudill, a senior associate with NAI Houston, who represented Nomadic Display/20-20 Exhibits Inc. in the transaction along with principal John Ferruzzo. “They’re taking advantage of the cheap money out there in the market.”

Caudill tells GlobeSt.com that the company has outgrown a 40,000-sf building at 11777 S. Sam Houston Parkway West where it has been located for the past five years. While Nomadic Display/20-20 Exhibits Inc. wanted to stay in the same area because of its employee base, Beltway 8 visibility was critical.

“Their whole company is based on visual perception of their product, so the logic is to have a really nice building that projects their image,” Caudill says. “They wanted a showpiece building.”

Groundbreaking for the one-story building is scheduled for mid-January, with completion penciled for August. “They’re in the permitting process right now,” Caudill says. In addition to building the facility, Clay Development also is designing it. Robert Clay will serve as the project manager.

Nomadic Display/20-20 Exhibits Inc., which also has offices in Cincinnati and Cleveland, obtained an interim construction loan from Wells Fargo Bank. The construction loan is structured to roll to a permanent mortgage.
