BRENTWOOD, CA-The L.A. City Council has unanimously approved a mixed-use project proposed by Westwood-based developer California Landmark for the corner of Barrington Avenue and Wilshire Boulevard. The council’s 12-0 vote gives the go-ahead for offices, retail and housing at a location that has remained neglected despite Brentwood’s reputation as one of the tonier areas of Los Angeles. Landmark’s plan is designed to revitalize the area, which is near existing offices, restaurants and shopping areas, according to Ken Kahan, president of California Landmark. Kahan worked closely with the community to develop a plan that includes housing that the developer describes as “market rate and affordable units of varying sizes.” The development will include 78 residential units ranging from lofts to two-bedrooms, 5,000 sf of specialty retail and 10,000 sf of office space. The project is being designed by architect Jim Hancock with the firm Hancock Bruckner Eng + Wright of Vancouver. California Landmark, formed in 1988, acquires, rehabilitates and develops real estate primarily in Southern California. The firm’s recent projects include a high-rise residential tower on Wilshire Boulevard, two 50,000-sf residential condominium projects in Westwood and Brentwood, and 150,000 sf of concrete industrial buildings in Oxnard. One of its highest-profile projects is the 23-story Californian on Wilshire condominium project, a joint venture with Fifield Cos. of Chicago. The high-rise, situated on a 1.1-acre parcel at Wilshire Boulevard and Malcolm Avenue in Westwood, is being designed by Nadel Architects Inc. As reported previously on GlobeSt.com, the project is part of more than $250 million in infill attached low- and mid-rise residential condominiums that California Landmark has developed in the past decade.
