ALPHARETTA, GA-In one of the largest mixed-use projects attempted in this suburban city in years, developer Stan Thomas and his Thomas Enterprises company plan a spring 2005 groundbreaking on Forum Alpharetta, a $250-million mixed-use project slated to have 1.3 million sf of commercial space on a 65-acre site on the northwest corner of GA 400 and Old Milton Parkway.

Thomas, with offices in Smyrna and Newnan, plans 759,000 sf of retail, 527,000 sf of office, at least 150 hotel rooms, several restaurants and a theater, 30 miles north of Downtown Atlanta. The undertaking will take two years to complete, according to preliminary development plans filed with Alpharetta’s planning and zoning board.

The project still needs the blessings of the Atlanta Regional Commission and the Georgia Regional Transportation Authority because of its size.

Thomas is a nationally recognized shopping center developer who has completed or is planning at least a dozen multi-million-dollar retail ventures, according to GlobeSt.com research. His largest to date is the $1.2-billion mixed-use Orlando Glades undertaking. Thomas and Orlando developer Marc Watson, a former Universal Studios executive, plan to develop 10,000 hotel rooms, 6,000 condominium rental units and an undetermined amount of commercial space near Universal Studios in south Orlando.
