BOSTON-Two creative firms, both looking for their own space within close proximity of each other, were able to lease separate floors in the building. Essential Inc., a product development consulting firm, and Catapult Thinking, a communications design business, work closely together and wanted space that would give them close proximity and a creative environment, James Topper, with CRESA Partners, in Boston, tells GlobeSt.com.Topper, along with CRESA brokers Rick Lowe and Chris Crooks, learned of a Leather District Building at 143-145 South St. here which had two leases expiring and began negotiations with the owner of the six-story, 45,000 sf building, which features exposed bricks, beams and skylights. “They liked the building’s layout, the brick and beam structure and the location,” says Topper, “but they also liked the fact that they each had a floor.”

Both tenants signed on for seven-year terms at the building and each will occupy 6,833 sf. Catapult, which will move from 368 Congress St., will occupy the fifth floor while Essential, which will move from 186 South Street, will take the sixth floor of the building. Terms of the agreements were not disclosed, but Topper said space in the area generally rents in the high-teens to low $20s per sf. Topper along with Lowe and Crooks handled the negotiations for both tenants. Dave Montero of RealMont, Inc. in Boston, represented the building’s owner, South Cove Community Health Center, which occupies most of the remaining space in the property.
