ATLANTA-260 Peachtree, one of Downtown’s oldest office towers, is at 80% occupancy after agents for the owner, Richard Bowers & Co., delivered three new tenants on five-to-six-year leases totaling 13,332 sf.

The newly renovated 35-year-old, 27-story, 308,000-sf building continues to improve its occupancy level since developer Richard Bowers first bought the former Coastal States building in 1999 for $8.8 million. The building at that time was at 40% occupancy.

Newly signed tenants are the Domain Group, taking 5,472 sf on the ninth floor for five years after moving from 44 Broad St.; Alternative Sentencing & Mitigation Institute, leasing 5,301 sf for six years on the 10th floor after moving from the Equitable Building; and Minnesota Life Insurance Co. taking 2,559 sf for five years on the 12th floor.

Mike Shelly, Donnie Miller and George Smeltzer of Richard Bowers & Co. negotiated the three leases for their company. Addison Meriwether of Cushman & Wakefield of Georgia Inc. represented Alternative Sentencing & Mitigation Institute. James Rose of Meridian Properties represented Minnesota Life. Jim Byrd of Cresa Partners negotiated for the Domain Group.

On the three negotiated leases, Shelly says his team “worked hard to accommodate the tenants’ needs while providing each of them with strong economic packages. That, coupled with the strength of 260 Peachtree’s superior floor plates, building amenities and the creative services of our design firm, Facilitec, made it hard for our new tenants to ignore.”

The building’s tenant roster includes 11 law firms, three insurance companies, two engineering firms, Atlanta Magazine, Liz Claiborne and the headquarters of CoreNet Global, the international corporate real estate association.
