Westrum's 144-Unit Brewerytown Square Debuts

PHILADELPHIA-Brewerytown Square, a 144-unit community of attached townhouses at 31st Street and Girard Avenue being developed by Fort Washington-based Westrum Development Co., begins sales the weekend. Located appropriately in the city’s Brewerytown neighborhood, the townhouses are the opening component of a larger, master-planned community Westrum plans for land once occupied by local breweries.

“The buildings were no longer in use,” a company spokesperson tells GlobeSt.com. She declined to disclose the developer’s acquisition or construction costs. Additional components “will include hundreds of townhouses, single-family homes and lofts in renovated factory buildings” in an area that will extend north along 31st Street to Oxford Street.

John A. Westrum, CEO, calls the development “revitalization in its truest form,” and says in a statement, “this new home community will complement the fine character of the existing neighborhood.” The neighborhood offers access to Fairmount Park, Kelly Drive, which is better known as Boathouse Row, and to Center City. Other Westrum redevelopment projects here include the 230-unit Reserve at Packer Park in South Philly along with Regency at Packer Park and Villas at Packer Park.

The spokesperson says the for-sale prices “are in the mid-$200,000s.” The city’s 10-year tax abatement for new construction applies to these units. They range from 1,462 sf to 1,621 sf. “All have private entrances, private balconies and one-car garages,” she says, and they have traditional-style exteriors with contemporary interiors. The multiple buildings, which are expected to be completed over the next few years, will surround a landscaped courtyard.
