LONG ISLAND CITY, NY-Brooklyn-based Kalmon Dolgin Affiliates was named exclusive leasing agent to fill 120,000 sf of contiguous space in a 650,000-sf mixed-use development here. The seven-story property at 2302 Hunters Point Ave. was redeveloped from industrial to mixed-use within the past 10 years. According to Jeffrey Unger of KDA, who will head up the leasing team for this new assignment, the property is suitable for a variety of uses. The building’s concrete and steel construction offers heavy floor loads, wide-column spacing, multiple private interior loading and storage areas and huge freight elevator capacity, he says. The available space is divisible to units of 80,000 and 40,000 sf. Private lobby, passenger elevator and loading dock opportunities are also available for large users.

Located in an economic development zone, the building offers qualified tenants tax benefits of $3,000 per employee per year for 12 years. Qualified tenants can substantially reduce their effective net rents, possibly to the low single digits, through available tax incentives, according to Unger.
