FORT WORTH-The Houston owner of Baker St. Pub & Grill has inked a 10-year lease for the Village at Camp Bowie, a 350,000-sf redevelopment of a key retail corridor in West Fort Worth. The English pub concept, marking its third location in North Texas, will open doors in the fall.

The Baker St. Pub venue took down 6,500 sf in the 6333 Camp Bowie Blvd. center, where an end cap and inline space were teamed to get enough space for the operation, Mitch Traub, senior vice president with Dallas-based Retail Connection, tells GlobeSt.com. He says Hospitality USA has spent about a year looking for the right Fort Worth site. “We’ve been looking for this type of redevelopment,” he adds.

Trophy Investments of Dallas bought the five-block foothold in June 2004, undertaking a $20-million overhaul of a landmark property and conversion into a class A mix of eclectic retail, restaurants and entertainment venues. The Baker St. lease was negotiated by Traub and Retail Connection senior vice president Dennis Leibovitz and former leasing agents, Lynn Dowdle and Elizabeth Farrell with Dallas-based Staubach Co. The Village at Camp Bowie’s leasing contract was turned over to Venture Commercial Real Estate LLC in Dallas midway through the Baker St. negotiations.

Hospitality USA has Baker St. pubs in Arlington and Addison, but is in talks for a spot near NorthPark Mall in Dallas, Traub says. The expansion play includes the sister concept, Sherlock’s Pub, which averages 8,500 sf versus Baker St.’s 6,500 sf. A Sherlock’s Pub recently opened in Austin and will land at Quail Springs Mall in northwest Oklahoma City. Baker St. pubs are planned for Belmar near Denver and Perkins Rowe in Baton Rouge, LA. Traub says Hospitality USA’s expansion plan calls for five openings per year for several years.
