DENVER-A developer plans three brownstones, priced at more than $1 million each, on three sites in the heart of the Golden Triangle neighborhood bordered by West Colfax Avenue, Speer Boulevard and Broadway. Cherokee Street LLC paid $750,000, or $76 per sf, for 9,800 sf at 1128, 1132 and 1136 Cherokee St. Its initial plan is to build three 4,000-sf brownstones on the sites.

A second phase is planned later, which will double the size. Frederick Ross Co. broker Win King represented the buyer, while Rachel Hultin of Bradford Real Estate, represented the seller, 11th and Cherokee Associates LLC.

“This is an opportune time to develop our project in the rapidly growing Golden Triangle neighborhood,” says Amy Keese of Cherokee Street LLC. “We were able to capitalize on the re-platting of the property to provide simple townhomes with an urban design and features.” She says such units currently are only found in the suburbs, although at the other end of Downtown, East West Partners is boasting strong sales of its brownstonesnearing completion in the Riverfront neighborhood.

Each brownstone in the Golden Triangle will offer a three-story modern deign, a mezzanine study and elevator, full walkout basement opening to a sunken courtyard, and individual parking with a carriage house.

Denver-based Sprocket Design Build Inc., which does much of its current work in the West Highland neighborhood in northwest Denver, is the architect. “The Golden Triangle neighborhood is a unique mix of residential dwellings, galleries, bistros and studio shops,” says Bill Moore, of Sprocket Design. “The State Capitol, Civic Center, Denver Art Museum and the Denver Public Library add to the charm and the allure of the neighborhood.”
