CONCORD, MA-In one of the largest suburban leases signed this year, software giant SolidWorks Corp. has expanded its headquarters here to more than 110,000 sf under a seven-year lease arrangement that gives the firm an additional 20,000 sf at its 300 Baker St. location. The company, which produces three-dimensional mechanical design products, was one of the first tenants in the three-story, 300,000-sf building when it was renovated about nine years ago.

“This building has worked extremely well for them,” Brian Hines, a principal with Trammell Crow Co.’s Boston office tells GlobeSt.com. “It’s centrally located and they love the building’s amenity package” which includes a large cafeteria and fitness center. The company opted to stay at the location under the expanded lease because of its key location in Concord’s high-tech corridor, Hines said.

SolidWorks’ Debbi Hondromihalis, who spearheaded the internal negotiations, says the building is “centrally located and offers us the type of environment where we can retain existing employees and attract new people,” she said. The remainder of the building is currently being leased at rates of around $20 per sf gross.

Hines and Michael Dalton, also with Trammell Crow, assisted SolidWorks. John Boyle, a principal with Trammell Crow, along with senior vice president Keith Gurtler and senior associate Debbie Howerton, represented buildings owner, Spear Street Capital.
