PORTLAND, OR-Switzerland-based Sulzer Pumps is relocating its 90-person North American regional headquarters from an older building at 2800 NW Front Ave. to 200 Market St., a 384,000-sf class A office building at the south end of the Downtown core. Sulzer signed a five-year lease for the 19,377-sf fourth floor of the 19-story building. The move will occur in September. The parties involved did not release the negotiated lease rate. The full-service asking rate for the space was $19.90 per sf per year, according to officespace.com.”This relocation is a step toward optimizing our office operations,” says Jeff Cole, a business analyst with Sulzer Pumps. “We are grouping our sales and marketing, product development, field engineering, and accounting departments onto one floor with the goal of creating a more cohesive working arrangement.” The lease comes on the heels of the 13-acre Sulzer property sale to Dolan & Co. back in April 2005. Sulzer Pumps will continue to operate their manufacturing facility at 2800 NW Front on the remaining 10 acres adjacent to Dolan’s new headquarters. Gary Randles of Cushman & Wakefield and Scott Madsen of Capacity Commercial represented Sulzer Pumps in the lease transaction. Tom Usher of Cushman & Wakefield represented the building owner, a joint venture of (John) Russell Development and Regence Blue Cross Blue Shield. Usher tells GlobeSt.com that Sulzer wanted to separate its administrative functions from its manufacturing operation. The lease drops vacancy in the building below 8%. “It’s my understanding they also were looking in the suburbs,” Usher says. “It’s a win-win for the city and the company.”
