LOS ANGELES-Sony Pictures Entertainment and three other tenants have signed for nearly 140,000 sf of office space at10960 Wilshire Blvd. building in Westwood, taking the 24-story, 576,000-sf office tower to more than 75% occupancy after owner Equity Office completed renovations. Before the new leases and the renovations, which include new exterior landscaping and lobby improvements, the property was 55% occupied.Sony’s deal is for 77,000 sf, while online directory InfoSpace signed for 25,100 sf, law firm Wood, Smith, Henning & Berman LLP signed for 25,000 sf, and Gannett Co. Inc. signed for 11,887 sf. Financial terms of the deals were not disclosed, but the asking rate for space in the building is about $2.60 per sf per month.Bert Dezzutti SVP of Equity Office’s Los Angeles Region, says the deals indicate improvement in the Westwood and other Westside office submarkets, with the new leases coming from a diversified base of industries. Tenants filling the space today include media-related, high-tech, entertainment, Internet, and computer firms along with some of the more traditional users like financial and law, Dezzutti says.The building’s leasing team, which represented the landlord in all four lease transactions, includes Chris Houge and Rick Buckley of Madison Partners, plus David Hitzel, Equity Office in-house leasing director. Sony was represented by Steve Walbridge, Carl Muhlstein and Eric Olofson of Cushman & Wakefield; Wood, Smith, Henning & Berman was represented by Mike McRoskey and Frank Scott of CB Richard Ellis (McRoskey is now with the L.A. office of Staubach); InfoSpace was represented by Nathan Piehl of Equis Corp.; Gannett was represented by Bruce Schuman of Studley.Equity Office has also signed 35,000 sf of deals at its Santa Monica Business Park with the Tennis Channel and with Guthy-Renker Corp. The Tennis Channel, a cable television network devoted to tennis and other racquet sports, renewed its lease for more than 25,000 sf at 2850 Ocean Park Dr. Guthy-Renker Corp., one of the world’s largest direct response television companies, expanded by 10,842 sf at 3340 Ocean Park Blvd., bringing its total occupancy to more than 49,000 sf. Neil Resnick and Brad Wilson of Grubb & Ellis represented the Tennis Channel; Bruce Schuman of Studley represented Guthy-Renker. Gail Goldstein, leasing director, represented Equity Office in-house in both leases.Santa Monica Business Park is a campus-style office property where Equity Office has signed 51 new and renewal lease transactions totaling approximately 223,000 sf at the 20-building, one-million-sf development near the Santa Monica Airport.
